Booking and quotations
How much does an assessment cost?
Domestic EPCs start from £80, with the final price based on the property’s size, layout and location. Commercial EPCs and energy efficiency reviews are quoted individually. The fee and what is included are confirmed before you book.
What information do you need for a quote?
Start with the postcode and the service you need. For a domestic EPC, add the property type and number of bedrooms. For commercial premises, include the building use and approximate floor area if known. For an energy review, explain what you would like help with. Mention any deadline; you do not need every detail ready to enquire.
Which areas do you cover?
Regular domestic coverage includes Penzance, St Ives, Helston, Camborne, Redruth, Falmouth, Penryn and Truro, plus surrounding villages. Other Cornwall locations can be considered by arrangement. Commercial EPC and energy review enquiries are welcome from across Cornwall.
Can you arrange assessments for several properties?
Yes. Send the locations, the services needed and any deadlines. Include tenant or key-access arrangements where relevant so appointments can be planned together.
Before and during the visit
How long will the appointment take?
It depends on the size and complexity of the property and the type of assessment. An estimate will be given when the appointment is arranged, so you know how much time to allow.
What access will you need?
For an EPC, access is needed throughout the property to record its layout, construction and services. Please make rooms, heating equipment, controls and any loft hatch accessible. Access arrangements for an energy review depend on the agreed scope and will be discussed beforehand.
What documents should I have ready?
Useful information may include an existing EPC, plans and documents showing insulation or recent improvements. For commercial premises, heating, cooling and lighting information can help. For an energy review, recent bills and any existing reports are useful. Send what you have; Gavin can explain what else would help.
Do I need to be at the property?
You or someone acting on your behalf needs to arrange access. If an agent, tenant or keyholder will meet Gavin, agree those arrangements when booking and provide the relevant access details.
Certificates and energy advice
When will I receive my EPC?
Most domestic EPCs are issued within 24 hours of your appointment. Commercial EPC timescales are agreed as part of the quotation. Certificates are sent by email, and you can ask questions about the rating and recommendations.
How is an energy efficiency review different from an EPC?
An EPC gives the property an energy efficiency rating and standard recommendations. An energy efficiency review focuses on your questions, how the building is used and which improvements are worth considering. It includes a written report with findings and priorities. A new EPC is a separate service; if you need both, this can be agreed when booking.
Can you help me decide what to improve before I spend money?
Yes. An energy efficiency review can help you compare practical options and decide what to investigate first. Tell Gavin whether your main concern is running costs, comfort, an EPC rating or a planned upgrade. The scope and level of analysis will be agreed around those questions.
